1. Initial Consultation

2. Site Review & Feasibility
Before design work begins, we assess the site’s planning controls, overlays, zoning requirements and development potential.
This stage helps identify key opportunities and constraints that may influence the design and approval process, allowing informed decisions to be made early.
3. Concept Design
Using the information gathered during the consultation and feasibility stages, we develop an initial design concept tailored to your site and requirements.
The concept design focuses on layout, functionality, site response and overall project objectives. Throughout this stage, we work closely with you to refine the design and ensure it aligns with your vision.
4. Town Planning Documentation
Where a planning permit is required, we prepare the necessary documentation for council submission.
This may include:
Site plans
Floor plans
Elevations
Shadow diagrams
Design response documentation
ResCode assessments
Our documentation is prepared with a strong understanding of local council requirements and planning controls.
5. Planning Permit Process
Following submission, council may request additional information or design amendments as part of the assessment process.
We work collaboratively with consultants, town planners and council officers to respond to requests and assist in progressing the application towards a planning decision.
6. Design Development
Once planning requirements have been addressed, the design is further refined and coordinated in preparation for construction documentation.
This stage ensures all aspects of the design are resolved before detailed drawings are prepared.
7. Working Drawings & Construction Documentation
Detailed construction drawings are prepared for building permit applications and construction.
Depending on the project, documentation may include:
Detailed floor plans
Elevations and sections
Construction details
Schedules
Consultant coordination

8. Building Permit & Construction
Following completion of the documentation package, your building surveyor can assess the project for a building permit.
Once approved, construction can commence with confidence that the project has been thoroughly considered and documented.
